Property Bubble and living cost


Properties nowadays is on the rising verge !                        

A young married couple with a mix income of RM4000 may only afford to buy a low-medium cost apartment in Klang Valley. Whilst the income that we received have not gone up since the 90s, property prices and cost of living is soaring high.

I urge the government to start producing and giving incentives to companies that pay their workers at current labor market pay. We as employees such also strive to do our best in our work so that companies will feel its worth it to pay such high salaries.

Property bubble is associated with the speculation in the property financial market. When a property has been sold and marketed at a higher price than before, this is called market speculation. Properties that were sold is usually higher than the average market value.








My advice to small time workers like us that can't afford all these properties is to buy properties straight from new developments. As new developments prices is launch price, the price isn't as inflated as sub-sales properties. Sub-sales here means property that were transacted the second time (not second hand okay).

We can also always opt to live in outskirts of town. Small towns such as Sg Buloh, Rawang, Puncak Alam is an uprising place to live with reasonable property price and lower living costs. The rental rate at this area is also good as for RM600 you can rent a 3 bedroom apartment with 900sq ft built up area. For that kind of amount in Damansara or PJ, you can only afford to rent a small room of an apartment only.

Fresh graduates also face this kind of dilemma. Most fresh graduate started work with salary about RM1600-RM2000. If u work in the city centre this will be a major problem. Renting a whole apartment might be out of your league with rental prices soaring as high as RM1,500 for a decent apartment in Damansara for example. Sharing an apartment with colleagues or friends is the only option. With that kind of pay, fresh graduates are considered poor city dwellers. This kind of situation will not happen if you live outside Klang Valley for example Kota Bharu, Ipoh or Alor Star.

From my own experience, i've lived in Ipoh and Klang Valley. In Ipoh, i can rent a double storey terrace house for only RM600 per month. In Klang Valley ? You know the deal.

People know Kuala Lumpur as the centre of business, studies, work and the place to be. But living here is not as beautiful as we thought it to be. We might be proud to tell our kampung friends that we work and live in Kuala Lumpur and they will thought the city as the best place to go. But that is not entirely true. Most of us have the same problem every day. The traffic to work, places to eat, places to stay. The ever growing number of highways with toll charges. How ironic is that we pay highway tolls but we still need to weave into traffic jams every single day.

For people living outside KL, you're lucky actually. Less traffic, less property bubble, less living cost, and greater ease of mind. Think about it for a second yeah
